Building a greenhouse in Georgia costs from 75 to 250 GEL per square metre — the price depends on the covering material and on whether you build it yourself or hire a company. A turnkey film-covered greenhouse costs 75–85 GEL/m², a polycarbonate one — 200–250 GEL/m². If you buy materials only and build yourself, materials for a large film greenhouse start at ≈21–25 GEL/m². This article breaks down what makes up the price and how to cover half the cost with state co-financing.

Sizing rules: a standard single-arch greenhouse is 4–10 metres wide — anything wider than 10 m cannot be built with one arch. If you need a wider greenhouse, two gutter-connected arches are used, but beware: in an unheated greenhouse snow accumulates in the connecting gutter and can collapse the structure — a gutter-connected greenhouse without heating is risky. Standard length is 10–50 metres in 2-metre steps, because the support arches are spaced 2 metres apart.

What makes up the price of a greenhouse

Take a real example calculated with international methodology (FAO/UGA): a 400 m² (10×40 m) steel arch greenhouse — the full materials budget is ≈8,500 GEL. Here is how that sum breaks down:

Source: bill of materials based on FAO/UGA methodology, 2026 market prices. Total ≈8,700 GEL ≈ 21–22 GEL/m².
  • Frame (≈35%) — steel tubing or timber. Steel lasts longer; timber is cheaper for small greenhouses. Details: structure assembly
  • Covering (≈35%) — film is the most economical; polycarbonate costs 5–7× more but lasts for years. Comparison: covering materials
  • Systems (≈20%) — drip irrigation and ventilation are the essential minimum; heating is added for winter production
  • Foundation and installation (≈10%) — concrete piers for large greenhouses, a timber structure for small ones

Build it yourself or with a company?

DIY

  • Lowest materials cost (from 21 GEL/m²)
  • Full control over the process
  • Experience for future expansion
  • Several weeks of work
  • Risk of engineering mistakes (snow loads!)
  • No warranty
  • Tools and transport cost extra

Turnkey (Agro-Ornamenti)

  • Design engineered for your region (wind, snow)
  • Fixed deadline and accountability
  • Help with the co-financing programme
  • Support after handover
  • Higher upfront investment (from 75 GEL/m²)

How to cover 50% of the cost — state co-financing

Under Georgia's agro co-financing programme the state covers 50% of the cost of greenhouse construction. For example, a 400 m² polycarbonate greenhouse at 250 GEL/m² costs ≈100,000 GEL — within the programme your real cost drops to ≈50,000 GEL. We have experience building under the programme and will help you plan the process — see the co-financing page.

A co-financing application needs an accurate cost estimate — request a free consultation and get a calculation tailored to your project.

5 ways to cut the price without losing quality

  1. Start with film and switch to polycarbonate later — the structure stays the same
  2. Choose standard dimensions (e.g. sized for 16 m wide film) — minimal waste
  3. Include drip irrigation in the design from day one — retrofitting costs more
  4. Use the co-financing programme — it halves your costs
  5. Avoid suspiciously low prices — a poorly engineered structure collapses under the first heavy snow

Frequently asked questions

How much does a 100 m² greenhouse cost?

A turnkey 100 m² film greenhouse costs ≈7,500–8,500 GEL (75–85 GEL/m²); a polycarbonate one — ≈20,000–25,000 GEL (200–250 GEL/m²). With the co-financing programme the sum is halved.

Which pays off better — film or polycarbonate?

Short term, film is three times cheaper. Polycarbonate insulates better, cuts winter heating bills and lasts for years — for year-round production it pays off better. Detailed comparison: covering materials.

Are irrigation and heating included in the price?

Our turnkey package includes drip irrigation and ventilation as standard; a heating system is added per project. The exact configuration is fixed in the estimate.

How long does construction take?

A mid-sized greenhouse is usually completed within a few weeks — we agree the exact deadline at the design stage and deliver on time.
